Make your property appeal to the everyone, by making it neural as possible, so a lick of paint in light colours is more appealing than dark colours. Light colours also give a spacious feeling.

Tidy and pack up. If you are serious about selling, then you need to box any unnecessary items, and keep the property clean and spacious. A potential buyer will not be interested in your 10,000 strong vinyl collection, and keeping the collection on display in the living room will only make the place look cluttered and small.

Freshen up the house, by cleaning all carpets, and getting rid of all pet smells, as these can be off putting. Judicial use of potpourri, fresh flowers or scented candles can give a nice welcome to potential buyers.

With the recent bank of england interest rate cut, what will be the effect on the home selling market?

The first thing that needs to happen is consumer confidence needs to increase, and without the various home lenders passing the full rate cut onto customers, people will not be sure whether now is a good time to buy or sell their house.

With jobs still at risk, and the unemployment rate still high, it is going to be hard to sell homes privately. So far now a lot of people are going to be playing the waiting game, first time buyers might even have harder times getting onto the property ladder with lenders probably only willing to offer 75% mortgages, and many present home owners in negative equity, they wouldn't be able to sell their houses even if they wanted to downsize!

The coming months will tell if the rate cut will encourage the housing market to be more buoyant and those we might see an increase in private house sales.

On the other hand there are a lot of investors who are taking advantage of the credit crunch to snap up houses at very low prices renting them out and will be selling them off at a profit when the housing market picks up again.

So where does all this leave the private home seller? Well if you are looking to sell your house because you want to move up the property ladder, this is not the right time, as you will not get the best price for your home. If you are trying to downsize because of financial pressure, then you are at the mercy of any home buyer that might be interested in buying your property (not that there is an abundance of them at the moment). You will have to assess your individual situation, and with some financial advice decide on how much you are willing to sell your home. Selling privately would save estate agent fees, but there is a lot more work for you to do in the current economic slump.
